Cancellation Policy

A 14 day cancellation notice is required to receive a refund of your reservation fee, less a $25 cancellation fee. A Holiday reservation requires a 30 day cancellation notice to receive a refund of your reservation fee, less a $50 cancellation fee per cabin.

Policies

Our rentals range from one to four bedrooms and will accommodate 1-12 persons. Rates are based accordingly. Summer rates are in effect from May 1 through October 31 and range from $150 a day and up. Winter rates are in effect from November 1 through April 30 and range from $200 a day and up. Holiday rates begin at $250 a day and up. Rates are subject to change without notice.

Check-In time is 2:00pm. Check-Out time is 12:00 Noon.

If you arrive before 6:00pm you will pick up your keys at our office located at 40754 Village Drive in Big Bear Lake. If you will be arriving after 6:00pm you will need to call our Property Manager on her cell phone at (909)273-7513 to make arrangements. There will be a $20 charge for key pick up after 6:00pm which will be deducted from your security deposit.

There is a security deposit, which varies from property to property and a $50.00 non refundable processing fee required on all reservations. Rents are subject to a City or County Bed Tax.

All of our homes and cabins come with a fully equipped kitchen, TV, and cozy fireplaces. All are furnished with pillows and blankets. Guests must bring their own linens (sheets, pillowcases, towels, washcloths) and firewood, or you may purchase firewood from us with advance notice, the price is $10 per bundle. We encourage you to check the availability of these amenities when making your reservation.

Depending on weather conditions, driveways will be cleared, however, walkways may not be shoveled. NO REFUNDS WILL BE GIVEN for poor snow conditions or for road closure conditions due to severe weather. NO REFUNDS WILL BE GIVEN for cancellations made less than 14 days prior to your arrival date. Phone reservations must be confirmed within 7 days by OUR RECEIPT of your check or money order.

No personal checks will be accepted after the 14-day period prior to your arrival date- Cashiers Check or Money Orders only. A $50.00 fee will be charged on ALL cancellations. All balances must be paid in full prior to Check-In.
